Selling Your Home During the Holiday Season

Many people think the holiday season is not the best time to sell your home. If you have been delaying the sale of your home, you may have one or two of these excuses running through your mind right now: The winter season is really slow for selling homes; no one is really buying or selling this time of year; and the most common – I’ll get started in the New Year!  It’s a new start, right?

Winter months can be a perfect time to sell your home.  Selling now can effectively benefit your bottom line. Check out these 11 reasons why you should list your home during the holiday season:

1.  Selling now is an opportunity to be a non-contingent buyer during the spring, when many more homes are on the market for less money! This will allow you to sell high and buy low.

2.  You can sell now for more money and then request a delayed closing or an agreement for use and occupancy, until early next year.

3.  Even though your house will be on the market, you still have the option to restrict showings during the six or seven days around the holidays.

4.  January is traditionally the month for employees to begin new jobs or transfer to a new location. Since new employees or transferees cannot wait until spring to buy, being on the market during the holidays will allow you to capture the relocation market.

5.  Some people must buy before the end of the year for tax reasons.

6.  Buyers have more time to look for a home during the holidays than they do during a typical work week.

7.  Buyers are traditionally more giving during the holidays, so they are more likely to pay your asking price.

8.  Houses are more inviting with a feeling of family and tradition when decorated for the holidays.  This makes it easier for prospective buyers to imagine your house as their new home.

9.  Since the supply of listings will start to increase at the end of January, it is likely there will be more homes on the market in the same style as yours, meaning more competition for you.

10.  People who are looking for a home during the holidays are more likely to be serious buyers!

11.  Serious buyers have fewer homes to choose from during the holiday season. Less inventory on the market means more opportunities for you.
