Amazing that five out of the ten sold were at or above the listing price and that the five selling below averaged only 3% below the listing price! This appears to be a much-improved market.

A house selling at or above (or slightly below) the list price is probably more a function of sellers just being more realistic in their original pricing/listing of their home. Any house can be sold right away, and for more than the list price within the first few days of being listed. The "list price" is nothing more than the "opening bid" for what really is just an auction. List it on the low side of a reasonable range and you'll quickly sell for "above list." List it high above what it's worth and it will just sit on the market for months, or even years, with no bids. This observation is regardless of an economy being in "good times" or "bad times." If people perceive that a seller has presented a reasonable "open bid," they (and competing buyers) will make bids of their own and the resulting bidding war will, by definition, arrive at fair market value for the home. This is the quickest and, in my opinion, most logical way to sell/buy a house.

These are some gorgeous homes! We doing a lot of house roofing work in Standish ME and can say that these homes certainly had some great roofers. Great contrast to the homes siding etc. Not surprised these sold so well. http://www.roofmasterscorp.com/standish-me-roofing/
